Mounds View Planning Commission May 17, 2000 <br />Regular Meeting Page 5 <br /> <br /> <br /> <br />Mr. Meinert inquired what would be involved if the variance were approved within one-foot of <br />the property line and it was determined that the structure was in close proximity to the eastern <br />property line, in terms of the required distance between a garage and a house. <br /> <br />Commissioner Stevenson indicated the Fire Code would come into play at that point. <br /> <br />Mr. Meinert stated the reason he was approaching the project in this manner was in order to <br />obtain the required distance between the house and the garage. He indicated the existing garage <br />is 18 feet wide, 22 feet deep, and 10.2 feet from the house. He explained that the structure is <br />fifty years old, and quite dilapidated. He indicated that if the new garage were constructed to the <br />property line, he would be able to maintain the 6-foot separation distance between the structures. <br /> <br />Commissioner Hegland inquired regarding the size of the new garage. Mr. Meinert stated it <br />would be 24 feet by 24 feet. <br /> <br />Commissioner Hegland pointed out that the staff report indicates a 32-foot separation between <br />the estimated property line and the house. Mr. Meinert stated he believed this to be a fairly <br />accurate measurement. <br /> <br />Commissioner Hegland stated the property line was not square, and inquired regarding the <br />minimum setback from the property line along the 24-foot length of the proposed garage. <br /> <br />Mr. Meinert indicated the proposed structure would appear to be parallel to the property line, <br />however, a survey would be required to determine this accurately. <br /> <br />Commissioner Hegland inquired regarding the length of the overhang on the proposed structure. <br />Mr. Meinert stated there would be a one-foot overhang. <br /> <br />Commissioner Hegland pointed out with a 32-foot separation between the house and the property <br />line, the proposed garage could almost be constructed at 3 feet, and come close to the required <br />setback. Mr. Meinert indicated this would leave approximately 5 feet of separation, and he had <br />simply developed his plan mindful of the six-foot minimum separation requirement between <br />structures. <br /> <br />Commissioner Hegland inquired if the six-foot separation was measured from the foundation or <br />the soffit of the structure. Planning Associate Ericson stated the foundation. <br /> <br />Chairperson Peterson stated the Fire Code requirements must be met, however, he did not <br />believe this generally involved great difficulty or expense. He pointed out that there have been <br />many cases in which structures have been closer than the minimum setback requirement, with <br />only one extra step, such as sheetrocking the interior of the building, or adjustments that are <br />relatively easy to incorporate into the plans. <br />
