<br />. <br /> <br />. <br /> <br />. <br /> <br />MOUNDS VIEW PLANNING COMMISSION <br />RESOLUTION NO. 107-84 <br /> <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE PINECREST PARK <br />DEVELOPMENT PROPOSAL TO THE MOUNDS VIEW CITY COUNCIL <br />LAND LOCATED N.E. OF HIGHWAY 10 AND SOUTH <br />OF COUNTY ROAD H-2, CASE 150-84 <br /> <br />WHEREAS, the applicant, Pinecrest Properties, has requested <br />the following: <br /> <br />1. Rededication of Raymond Avenue. <br />2. Petition for public improvements for Raymond Avenue. <br />3. Rezone from B-3 and R-4 to Industrial the following lots <br />of the plat pinecrest Addition: <br /> <br />Lot 1, Block 1 <br />Lot 3, Block 1 <br />Lot 1, Block 2 <br />Lot 2, Block 2 <br /> <br />4. Dedication of street right-of-way addition and full <br />median cross-over to Trunk Highway 10 between proposed <br />Raymond Avenue and County Road H-2; and <br /> <br />WHEREAS, the rededication of Raymond Avenue and street <br />right-of-way addition together with the full median cross-over on <br />Trunk Highway 10 will be an adequate street plan to provide basic <br />access to the proposed development; and <br /> <br />WHEREAS, the petition of public improvements is 100 percent <br />and necessary for development; and <br /> <br />WHEREAS, the rezonings requested are in compliance with the <br />Comprehensive Plan direction for District 2; and <br /> <br />WHEREAS, the applicant has proposed a minimum 40 foot <br />screening and buffer area along County Road H-2; and <br /> <br />WHEREAS, the applicant has proposed a cul-de-sac at the north <br />end of Raymond Avenue with an emergency access only from County Road <br />H-2 to eliminate a traffic impact to the northern residential area; <br />and <br /> <br />WHEREAS, the lots within the proposed development all meet <br />minimum area requirements; <br /> <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning <br />Commission recommends approval of the applicant's request as stated <br />above in items 1, 2, 3 and 4; <br />~ <br />
