<br />. <br /> <br />. <br /> <br />. <br /> <br />',".' <br /> <br />". <br /> <br />MOUNDS VIEW PLANNING COMMISSION <br />RESOLUTION NO. 123-84 <br />PAGE TWO OF TWO <br /> <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View <br />Planning Commission recommends denial of the request by Holiday <br />Station Stores based on the following findings: <br /> <br />1. Proposed development is not in conformance with the <br />existing Comprehensive Land Use Plan commercial goals <br />and policies, and the spirit and intent of the <br />Comprehensive Plan to limit commercial strip <br />development on Highway 10. <br /> <br />2. A development review by the applicant's planning <br />consultant, John Shardlow of Howard Dahlgren <br />Associates, Inc., did not address the following <br />planning issues: <br /> <br />A. Stacking of peak hour traffic on Highway 10 and <br />Silver Lake Road. <br /> <br />B. Traffic relationship to proposed Kinder Care and <br />the existing bank operation. <br /> <br />C. Ingress and egress traffic patterns. <br /> <br />D. Noise and emissions. <br /> <br />E. General environmental issues. <br /> <br />F.
