K. <br />(c) Approval from Ramsey County for curb cut. <br />(d) Payment of all City expenses above and beyond <br />amounts previously submitted. <br />(e) Other items as may be required by the City <br />Council. <br />(f) F. and I. pedestrian curb ramps for sidewalk at <br />curb cuts. <br />(g) Super America shall provide a ten foot wide <br />easement on the north side of the site for a <br />right turn lane for the intersection of Highway <br />10 and County Road I. <br />(h) Developer shall install soil erosion control as <br />directed by City Engineer. <br /> <br />BE IT FURTHER RESOLVED that the Mounds View Planning <br />Commission recommends approval of a conditional use permit to <br />include the following: <br /> <br />(I) The hours of operation shall be 24 hours. After one <br />year of operation, the City shall hold a public <br />hearing to solicit input on the hours of operation. <br />If there are many negative comments, the hours of <br />operation may be reduced. <br /> <br />(2) Outside loud speakers shall be utilized only for <br />clearing pumps. <br /> <br />(3) Outside merchandising shall be confined to the <br />concrete entrance slab. Outside merchandise stacking <br />shall not exceed 4 feet in height. <br /> <br />(4) The single pedestal sign shall be located as shown on <br />the drawings. <br /> <br />(5) If the business closes and is not reopened within one <br />year, the conditional use permit is null and void and <br />the underground tanks shall be removed. <br />
