<br />. <br /> <br />. <br /> <br />. <br /> <br />Planning Commission Resolution No. 496-97 <br />March 5, 1997 <br />Page 2 <br /> <br />(1) A variance in parking ratios to allow a reduction to 43 spaces was granted by the Planning <br />Commission in Resolution No. 499-97. Approval of this development review is contingent <br />upon approval of this variance. <br /> <br />WHEREAS, the Planning Commission does hereby find that the landscape plan as <br />proposed satisfies the requirements of the Code as stated below: <br /> <br />The landscaping proposed for this site has been reviewed by the City Forester, who has <br />recommended changing one of the tree types (Honey/oeust Sunburst) for a more climate- <br />appropriate species (Honey/oeust Shademaster). The other landscaping is acceptable. <br />Much of the existing tree cover will be retained to provide a full screen from both County <br />Road J and Coral Sea Street. Most of the rear elevation will also be screened from any <br />future park developments on adjacent land. <br /> <br />WHEREAS, the City Engineer has reviewed the drainage plan for this site and has found <br />it acceptable and consistent with the Master Drainage Plan previously approved by the City <br />Council and Rice Creek Watershed District. <br /> <br />WHEREAS, the City Fire Marshal has reviewed the site plans and finds the layout meets <br />Fire Department requirements for emergency vehicle access; and, <br /> <br />WHEREAS, the approximately 40 square feet of signage indicated on the site plans is <br />within the 100 square feet allowed by the Municipal Code. <br /> <br />NOW, THEREFORE, BE IT RESOLVED, that the Mounds View Planning Commission <br />does hereby recommend to the City Council that the development review for the ZEP <br />Manufacturing proposal at 8490 Coral Sea Street as presented by Benson-Orth Associates be <br />approved subject to the following contingencies: <br /> <br />1. The granting of this development review is contingent upon the granting of a <br />wetland alteration permit from the City and a permit from Rice Creek Watershed <br />District and shall be null and void if these approvals are not received within 120 <br />days from the date on which the City Council acts to grant this development <br />review. In no event shall any building permits be issued until such time as the <br />wetland alteration permit from the City of Mounds View and the permit from Rice <br />Creek Watershed District have been obtained. <br /> <br />2. Prior to action by the City Council on this development review, the applicant shall: <br /> <br />a. <br /> <br />Revise the landscape plan to show Honeylocust Shademaster trees in place <br />of the Honeylocust Sunburst trees. <br />
