The project design has addressed the unique <br />challenges of fitting a commercial development into this environment while minimizing the <br />impact on surrounding residential neighborhoods, <br /> <br />(5) 'lbe demonstrated need for the use. <br /> <br />. <br /> <br />The market summary submitted with this application shows that there is a substantial area that <br />is not served by movie theaters, with more population growth occurring to the north, <br />northeast and northwest. The market study showed theaters located within a 3-mile, 5-mile <br />and 7-mile radius of this site, The theater industry uses a five mile radius as the area to be <br />served by a theater complex, There are no movie theaters within three miles of this site, and <br />one older theater having four screens within five miles of this site.
