The park dedication fee in an amount specified by the City Council shall be paid as <br />required in Section 1204.02 of the Municipal Code according to the appraisal report <br />dated October 31, 1997. <br /> <br />b. A separate easement document shall be executed which dedicates to the City the 30' by <br />30' area labeled "Signage Easement" shown on the site plan at the comer of Highway <br />1 0 and Silver Lake Road. <br /> <br />c. A separate shared parking easement document shall be drafted and executed by the <br />developer which allows residents and guests of the senior residential facility (proposed <br />Lot 4) to utilize the adjacent office building's parking area (proposed Lot 2) subject to <br />availability. <br /> <br />d. A development contract which sets forth all of the terms, conditions, requirements, <br />agreements, guarantees and plans for the orderly development of the land shall be <br />executed as required by Section 1006.06, Subd. 4 of the City Code. <br /> <br />e. Obtain a permit from MnDOT for accesses onto Highway 10, drainage into the <br />Highway 10 right of way and any grading within the right of way. <br /> <br />f. Obtain approvals from Ramsey County for the final grading and drainage plans, access <br />and construction on County right of way, and a utility permit for construction within <br />the County right of way. <br /> <br />g.
