<br />. <br /> <br />. <br /> <br />. <br /> <br />Planning Commission Resolution No. 544-98 <br />April 15, 1998 <br />Page 2 <br /> <br />* <br /> <br />Letter from the Minnesota Dept. of Natural Resources, dated 3-26-98 <br />Memorandum from City Forester (Rick Wriskey), dated 3-31-98 <br /> <br />* <br /> <br />WHEREAS, the Planning Commission finds that this proposal meets the purpose and intent <br />of Planned Unit Developments as stated in Section 1120.01 of the Mounds View Municipal Code <br />in that the proposal has planned the overall development of this property and included an <br />appropriate mix of uses which compliment each other, and will add to the vitality of the City <br />Center. Requirements have been included to insure high quality architectural design and <br />coordinated signage. The substantial wetland on the property will be preserved, and consideration <br />will be given to preserving the tree cover on this parcel outside of development areas wherever <br />possible. <br /> <br />WHEREAS, the Planning Commission finds that this proposal meets the general <br />requirements and standards for Planned Unit Developments (Section 1120.02) through the <br />stipulations established in Exhibit 1 to this resolution. <br /> <br />WHEREAS, the Planning Commission finds that this proposal meets the special <br />requirements and standards for commercial PUDs (Section 1120.03 Subd. 2) as follows: <br /> <br />Minimurn Project Size <br />Minimum Street Frontage <br />Minimum Property Width <br /> <br />Required <br />5 acres <br />200 feet <br />200 feet <br /> <br />Provided <br />26.03 acres <br />1690 feet <br />1280 feet <br /> <br />WHEREAS, the Planning Commission has found that the proposed PUD development <br />stage plan is generally consistent with the approved PUD general concept plan; and, <br /> <br />WHEREAS, the Planning Commission has found that the proposed PUD development <br />stage plan meets the review and evaluation criteria found in 1120.04, Subdivision 3f.of the <br />Mounds View Municipal Code. <br /> <br />NOW, THEREFORE BE IT RESOLVED, that the Mounds View Planning Commission <br />does hereby recommend that the City Council approve a PUD development stage plan dated <br />3-6-98, for the O'Neil property, 2430 Highway 10, and as described in Exhibit 1, attached hereto <br />and incorporated herein by this reference, and subject to the following stipulations: <br /> <br />1. That the landscape plan should be amended to incorporate the changes suggested by the <br />City Forester in his 3-31-98 memorandum. A final landscape plan should be submitted <br />for approval by the City Forester. <br />2. That the site plan be amended to incorporate the changes suggested by SEH in the <br />
