<br />. <br /> <br />. <br /> <br />. <br /> <br />... <br /> <br />Planning Commission Resolulion 574-99 <br />Norris Variance <br />April 21, 1999 <br />Page 2 <br /> <br />WHEREAS, the variance requested is the minimum variance which would alleviate the <br />hardship, in that maintaining a five-foot setback keeps the expansion flush with the proposed <br />garage addition; and, <br /> <br />WHEREAS, granting the variance requested would not confer on the applicant a special <br />privilege that is denied by this Title to owners or other lands, structures or buildings in the same <br />district in that other property owners in this district would also be encouraged to improve their <br />properties with garages and additional living space; and, <br /> <br />WHEREAS, the variance would not be materially detrimental to the purpose of this Title <br />or to other property in the same zone in that the addition provides for additional living space and <br />will serve to increase the value of the home, and possibly the values of those surrounding the <br />home; and, <br /> <br />WHEREAS, the variance would not impair an adequate supply of light and air to adjacent <br />property or substantially increase the congestion of the public streets or increase the danger offire <br />or endanger the public safety or substantially diminish or impair property values within the <br />neighborhood in that the living space addition will increase the value of the home by adding two <br />bedrooms and allow for the expansion of the family room area on the main floor. The bedrooms <br />will serve only those people already living within the structure which would not increase <br />congestion on public streets or increase the danger offire or restrict light and air to the adjacent <br />properties. <br /> <br />NOW, THEREFORE, BE IT RESOLVED, that the Mounds View Planning Commission <br />acting as the Board of Adjustment and Appeals approves the variance request of Don Norris, to <br />allow a living space expansion with a five-foot setback from the north property line at 5302 <br />Raymond Avenue. <br /> <br />Adopted this 21 st day of April, 1998 <br /> <br />~~' <br />.. ,. ,:t~ <br />Jerry Pet. son,; Chairperson <br /> <br />ATTEST <br /> <br />f~ I .-r-.
