<br />. <br /> <br />Resolution No. 623-00 <br />July 19,2000 <br />Page 3 <br /> <br />WHEREAS, the Planning Commission tlnds that this proposal meets the general <br />requirements and standards for Planned Unit Developments; and, <br /> <br />WHEREAS, the Planning Commission finds that this proposal meets the special <br />requirements and standards for commercial PUDs regarding minimum project size, minimum <br />street frontage and minimum property width and landscaping; and, <br /> <br />WHEREAS, the Planning Commission has reviewed the following documents relative <br />to this proposal: <br /> <br />. <br /> <br />1. Commercial Property Appraisal, by Appraisal Concepts, Inc., dated June 30, 2000 <br /> <br />NOW, THEREFORE BE IT RESOLVED, the Planning Commission recommends that <br />the City Council approve the preliminary plat of the proposed Major Subdivision, the <br />Development Stage of the proposed Walgreens PUD, the rezoning ofland from B-3 and PF to <br />PUD, and the exchange ofland as proposed by TOLD, all subject to the following stipulations: <br /> <br />1. The Site Plan date-stamped July 14, 2000 shall be revised as follows: <br /> <br />. <br /> <br />a. The bituminous trailways shall be changed to a 9-foot width. <br />b. The trailway along Highway 10 shall extend to St. Stephen Street. <br />c. The trail way alongside the wetland shall terminate at the parking lot of the <br />Community Center, rather than the property line. <br />d. The four "shoe-box" lights shall be changed to five decorative "Domus" <br />lights, two located north of the Highway 10 access, three located south of the <br />Highway 10 access. Spacing between lights shall be approximately 200 feet. <br />e. Provide surmountable sidewalk/trail way link to Edgewood Drive. <br />f. Eliminate notation of" 10 Future Parking Stalls". <br />g. Add locations of parking lot light standards. <br />h. Add notation of "No Exit" or "Do Not Enter" sign to be located near the <br />Highway 10 Access to prevent exiting. <br />
