There does not appear to be any exceptional or extraordinary circumstances which would <br />apply to 8018 Sunnyside Road. <br /> <br />2. The literal interpretation of the provisions of the Zoning Code would not deprive the <br />applicant of rights commonly enjoyed by other properties in the same district under the <br />terms of this Title in that the gazebo could be located elsewhere in the back yard.. <br /> <br />3. Granting a variance for the reduced setback for the gazebo would be materially detrimental <br />to the purpose of this Title. <br /> <br />4. The Trapps are responsible for the conditions which necessitate the approval of a variance. <br /> <br />5.
