<br />. <br /> <br />. <br /> <br />. <br /> <br />MOUNDS VIEW PLANNING COMMISSION <br />RESOLUTION NO. 664-01 <br /> <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF A CONDITIONAL USE PERMIT <br />TO ALLOW AN ANIMAL HOSPITAL TO LOCATE IN A B-2, LIMITED BUSINESS <br />DISTRICT, AT 2625 COUNTY HIGHWAY 10; MOUNDS VIEW PLANNING CASE NO. <br />CUOt-002 <br /> <br />WHEREAS, The Mounds View Animal Hospital has applied for a conditional use permit <br />to locate an animal hospital in a B-2, Limited Business Zoning District, specifically on the property <br />located at 2625 County Road 10 which is legally described as follows: <br /> <br />Spring Lake Park Hillview <br />Subject to Highway; Lot 78 <br />Ramsey County, Minnesota <br /> <br />WHEREAS, The Mounds View Zoning Code conditionally allows animal hospitals in B-2 <br />zoning districts; and, <br /> <br />WHEREAS, the Planning Commission has reviewed the following documents regarding <br />this proposal: <br /> <br />a. Development Application <br />b. Zoning Map <br />c_ Location Map <br />d. Proposed Site Plan <br />e. Staff Report <br /> <br />WHEREAS, the Mounds View Planning Commission finds that the proposal satisfies the <br />conditions outlined in Chapter 1125 of the Zoning Code; and, <br /> <br />WHEREAS, the Mounds View Planning Commission finds that the request is consistent with <br />the Mounds View Comprehensive Plan in that the Comprehensive Plan encourages commercial <br />development along County Highway 10 to provide a broad tax base and expanded employment base; <br />and, <br /> <br />WHEREAS, the Mounds View Planning Commission finds that the proposed animal hospital <br />would not be out of place given the character and geography of the surrounding area involved in that <br />there is other commercial development to the south of the property and to the west of County <br />Highway 10; and, <br /> <br />WHEREAS, the Mounds View Planning Commission finds that the proposed animal hospital <br />would not depreciate the neighborhood; and, <br />
