Staff Report. <br /> <br />WHEREAS, the preliminary plat is consistent with the Memlaid Planned Unit <br />Development, which was approvcd by the City Council on October 10,2000; and, <br /> <br />WHEREAS, according to Ramsey County property value assessments, thc total land <br />value of the propcrties involved is 5923,057; and, <br /> <br />WHEREAS, Chapter 1204 of the Municipal Code states that all subdivisions and plats of <br />land to be used for commercial or industrial purposes are subject to park dedication requirements <br />amounting to ten percent of the most current assessed land values; and, <br /> <br />WHEREAS, according to Chapter 1204 of the Municipal Code, the applicable park <br />dedication fee for this major subdivision is $92,306; and, <br /> <br />NOW, THEREFORE BE IT RESOLVED, thc Planning Commission rccommends that <br />the City Council approve the Mermaid Addition preliminary plat, subject to the following <br />stipulations: <br /> <br />1. The developer shall execute a sign easement document which dedicates to the City of <br />Mounds View the forty foot triangle at the comer of Highway 10 and County Road H <br />as shown on the preliminary plat for a City gateway sign. <br /> <br />2.
