<br />. <br /> <br />. <br /> <br />. <br /> <br />Resolution 672-01 <br />Page 2 <br /> <br />1. <br /> <br />The proposed lot #3, as depicted on Exhibit "A", is zoned R-1, Single Family <br />Residential. <br /> <br />2_ The minimum lot width for a corner R-l lot is 100 feet <br /> <br />3. The location of the existing house on proposed lot #4, as depicted on Exhibit "A", <br />creates an extraordinary or special condition on the property, which would create a <br />hardship or practical difficulty, <br /> <br />4. The literal interpretation of the Code would deprive Mr. Gustafson of rights <br />commonly enjoyed by other properties in the same district Ifnot for the location of <br />the house, the applicant could subdivide the property in compliance with City Codes. <br /> <br />5, Granting a variance in this case would not confer a special privilege not enjoyed by <br />other property owners. <br /> <br />6.
