<br />~' <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />Resolution 677-0 I <br />Page 2 <br /> <br />vVHEREAS, the Planning Commission finds that the applicant's request for a minor <br />subdivision is in conformance with the Comprehensive Plan; and, <br /> <br />V/HEREAS, the Engineering Technician and Public Works Forcman for the City of <br />Mounds View have reviewed thc proposed minor subdivision and have found it acceptable; and, <br /> <br />WHEREAS, thc proposcd Certificatc ofSurvcy has been forwarded to the City Attomcy <br />for review; and, <br /> <br />\NHEREAS, the proposcd Certificatc of Survcy has been forwarded to Ramsey County <br />for revi ew; and, <br /> <br />WHEREAS, in accordance with Section 1204.04, Subd. 4, a park dedication fee in the <br />amount of 52,346 is applicable with this proposed minor subdivision; and, <br /> <br />t\OW, THEREFORE, BE IT RESOLVED, having found that the proposed subdivision <br />satisfies City subdivision and zoning requircments and is in conformance with the <br />Comprehensive Plan, the Mounds Vicw Planning Commission rccommends approval of the <br />minor subdivision of 7841 Spring Lake Road requested by Brian Diehl, subject to the following: <br /> <br />I, Prior to the City affixing its signaturcs to the Resolution of approval, the applicant <br />shall submit the required park dedication fee in thc amount of S2,346. <br /> <br />2, The applicant shall be rcsponsible for relocating the restricted access gates on <br />unimprovcd Knollwood Drive north an appropriate distance to allow sufficient <br />setback from the proposed drivcway. <br /> <br />3, If the cuI-de-sac is required to be improved as a result of any future subdivision, the <br />applicant shall be responsible for a proportionate sharc of the construction costs. <br /> <br />4, Thc applicant shall record the City Council resolution of approval, the Certificate of <br />Survey and the eascmcnt documcnts with Ramsey County within sixty (60) days of <br />final adoption, and present proof of such recording to thc City of Mounds View. <br />Failurc to record these documcnts or providc proof of such recordation shall causc <br />this approval to be null and void. <br /> <br />BE IT FURTHER RESOLVED that the Mounds Vicw Planning Commission directs staff <br />to forward this rcsolution to thc City Council prior to approval of the minutes. <br />
