The applicant shall revise and resubmit the Certificate of Survey to include five-foot <br />perimeter drainage and utility easements along the north and south property line and ten- <br />foot perimeter drainage and utility easements along the east and west property lines and <br />add the following text to the Certificate of Survey: "Separate drainage and utility <br />easement documents dedicating the easement areas as shown on this survey have been <br />filed with Ramsey County. <br /> <br />2. The applicant shall submit the park dedication fee of $4,839 prior to the City stamping <br />the deeds for recordation. <br /> <br />3. The applicant shall arrange to record the City Council resolution of approval with <br />Ramsey County and provide proof of such recordation to the City. <br /> <br />4. The applicant shall record the deeds effectuating the subdivision with Ramsey County no <br />later than two months after the City Council approval. The Applicant may seek a one- <br />time two-month extension of this deadline if requested in writing prior to the original <br />two-month expiration. <br /> <br />BE IT FURTHER RESOLVED that the Mounds View Planning Commission does <br />hereby (1) recommend that the City Council approve by ordinance the requested rezoning of the <br />portion of the subject property currently zoned R-2, Single and Two-Family Residential, to R-3, <br />Medium Density residential and (2) direct staff to revise the City's Comprehensive Plan Future <br />Land Use Map to reflect the higher density residential use. <br /> <br />BE IT FINALLY RESOLVED that the Mounds View Planning Commission directs <br />Staff to forward this Resolution to the City Council prior to approval of the minutes. <br /> <br />Adopted this 1st day of May, 2002. <br /> <br />Gary Stevenson, Chairperson <br /> <br />ATTEST: <br /> <br />James Ericson, Community Development Director <br /> <br />(SEAL) <br /> <br />N:\DATA\GROUPS\COMDEV\Development Cases\DE02-004, MI02-003, lC02-002 Mike Juaire, 7736 Silver Lk <br />Rd\Resolution 697-02.doc <br />
