The applicant shall revise and resubmit the Certificate of Survey to include five-foot perimeter drainage and utility easements along the north and south property line and ten- foot perimeter drainage and utility easements along the east and west property lines and add the following text to the Certificate of Survey: "Separate drainage and utility easement documents dedicating the easement areas as shown on this survey have been filed with Ramsey County. 2. The applicant shall submit the park dedication fee of $4,839 prior to the City stamping the deeds for recordation. 3. The applicant shall arrange to record the City Council resolution of approval with Ramsey County and provide proof of such recordation to the City. 4. The applicant shall record the deeds effectuating the subdivision with Ramsey County no later than two months after the City Council approval. The Applicant may seek a one- time two-month extension of this deadline if requested in writing prior to the original two-month expiration. BE IT FURTHER RESOLVED that the Mounds View Planning Commission does hereby (1) recommend that the City Council approve by ordinance the requested rezoning of the portion of the subject property currently zoned R-2, Single and Two-Family Residential, to R-3, Medium Density residential and (2) direct staff to revise the City's Comprehensive Plan Future Land Use Map to reflect the higher density residential use. BE IT FINALLY RESOLVED that the Mounds View Planning Commission directs Staff to forward this Resolution to the City Council prior to approval of the minutes. Adopted this 1st day of May, 2002.
