<br />. <br /> <br />. <br /> <br />. <br /> <br />Resolution 715-02 <br />November 20,2002 <br />Page 2 <br /> <br />WHEREAS, the expansion will remove 10 parking stalls from the existing 101 stalls in <br />the parking lot located on the north side of the building, which still satisfies the City's parking <br />code requirements for a school with 28 classrooms and 600 students; and, <br /> <br />WHEREAS, The Public Works Director, Community Development Director, Engineering <br />Technician, and Fire Marshal have reviewed the submitted site plans; and, <br /> <br />WHEREAS, the Mounds View Planning Commission has reviewed the following <br />documents regarding this proposal: <br /> <br />1. Location Map <br />2. Site Plans, date stamped 10/24/02 <br />3. Staff Report <br />4. Planning Commission Resolution 682-01 <br />5. City Council Resolution 5688 <br />6. Resolution 715-02 <br /> <br />NO\V, THEREFORE, BE IT RESOLVED, as required by the Section 1125.01 of the <br />Mounds View Zoning Code, the Mounds View Planning Commission makes the following <br />findings of fact related to the development review and conditional use permit request: <br /> <br />1. The Edgewood Middle School property is zoned R-l, single family residential, within <br />which district schools are conditionally allowed. <br /> <br />2. The Edgewood Middle School property is designated as a "School" in the City <br />Comprehensive Plan. <br /> <br />3. Given its location at the corner of County Road Hand Edgewood Drive, the school is <br />conveniently located and has access to primary corridors through the City. <br /> <br />4. The setback and zoning requirements as indicated in Sections 1104.02 and 1106.04 of <br />the Mounds View Zoning Code are satisfied with this expansion, <br /> <br />5. Permitting the expansion will not depreciate the neighborhood nor will it cause <br />additional traflic congestion or reduce airflow or light to adjoining properties. <br /> <br />6. There is a demonstrated need for the expansion given the number of students and <br />expressed conditions of overcrowding, <br /> <br />NO'VV, THEREfORE, BE lTfTIRTH"ER RESOLV'ED~ the lV!ounds View Planning <br />Commission, based upon its above-stated findings of fact, does hereby recommend to the City <br />Council approval of the dcvelo~Jment revievv' request for Edge\\'ood i'/fiddle Schocl, located at <br />5100 Edge-wood Drive, subject to the follO\'iing: <br />
