<br />. <br /> <br />. <br /> <br />. <br /> <br />MOUNDS VIEW PLANNING COMMISSION <br />RESOLUTION NO. 734-03 <br /> <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF A MINOR SUBDIVISION <br />OF 8340 KNOLLWOOD DRIVE REQUESTED BY GEORGE AND PATRICIA GRONE; <br />MOUNDS VIEW PLANNING CASE NO. M103-002 <br /> <br />WHEREAS, George and Patricia Grone have requested approval of a minor <br />subdivision of 8340 Knollwood Drive, property zoned R-1, Single Family Residential, and <br />legally-described as follows: <br /> <br />Lot 38, Auditor's Subdivision No. 89, Ramsey County, Minnesota, except a 184 foot strip along <br />the northern-most line; also except that part described as follows: Commencing at the North west <br />corner of said Lot 38; thence Southerly along the West line of said Lot 38 a distance of 184 feet to <br />the point of beginning of the description; thence Easterly along a line parallel to the North line of <br />said Lot 38 a distance of 234.1 feet; thence Southerly along a line parallel to the West line of said <br />Lot 38 a distance of 191 feet; thence Westerly along a line parallel to the North line of said Lot 38 <br />a distance of 234.1 feet to the West line of said Lot 38; thence Northerly along the said West line <br />of Lot 38 to the point of beginning; and also except that part described as follows: Commencing at <br />the Northwest corner of said Lot 38: thence Southerly along the West line of said Lot 38 a <br />distance of 375 feet to the point of beginning; thence Easterly along a line parallel to the North <br />line of said Lot 38 a distance of 211 feet; thence Southerly along a -line parallel to the West line of <br />said Lot 38 to the South line of said Lot 38; thence Westerly along the Southerly line of Lot 38 a <br />distance of 211 feet to the West line of Lot 38; thence Northerly along the West line of Lot 38 to <br />the point of beginning. Subject to a 5 foot strip easement along the rear line for public utility use, <br />such as setting of poles, stringing of wires, trimming or removing trees if necessary for line <br />clearance and laying of underground conduits. <br /> <br />WHEREAS, the applicants propose to subdivide the 180.75 feet of their lot to create a <br />buildable lot fronting Knollwood Drive; and, <br /> <br />WHEREAS, the Planning Commission has reviewed the applicants' request for a minor <br />subdivision and has determined that it is in conformance with Chapters 1104, 1201, and 1202 <br />of the Municipal Code; and <br /> <br />WHEREAS, the Planning Commission finds that the applicant's request for a minor <br />subdivision is in conformance with the Comprehensive Plan; and, <br /> <br />WHEREAS, in accordance with Section 1204.04, Subd. 4, a park dedication fee <br />equivalent to 5% of the market value of the new lot is applicable; and, <br /> <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning Commission <br />recommends approval of the minor subdivision of 8430 Knollwood Drive subject to the <br />following stipulations: <br />
