<br />. <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />.. <br /> <br />MOUNDS VIEW PLANNING COMMISSION <br />RESOLUTION NO. 760-04 <br /> <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br /> <br />RESOLUTION APPROVING A VARIANCE FROM THE MINIMUM FRONT BUILDING <br />AND PARKING SETBACKS AND A VARIANCE FOR AN ADDITIONAL CURB CUT <br />AND RECOMMENDING APPROVAL OF DEVELOPMENT REVIEW FOR AN <br />ADDITION AT 2151 MUSTANG DRIVE; <br />PLANNING CASE NO. DE2004-002, VR2004-004 <br /> <br />WHEREAS, the applicant, Greg Kelley, has applied for a variance from the <br />minimum front building and parking setbacks and a variance for an additional curb cut <br />and development review for an addition at 2151 Mustang Drive; and, <br /> <br />WHEREAS, Section 1104.01 of the Mounds View Zoning Code indicates that the <br />minimum front setback for an industrial building is 40 feet and the minimum front <br />parking lot setback is 40 feet; and, <br /> <br />WHEREAS, Section 1121.09 of the Mounds View Zoning Code indicates that <br />each property elevation is allowed one curb cut for each 125 feet of street frontage; and, <br /> <br />WHEREAS, the applicant is requesting a variance for a thirty-eight foot front <br />setback, a seven foot front parking setback and an additional curb cut; and, <br /> <br />WHEREAS, the applicant is requesting a development review for a 4,070 square <br />foot addition to the existing 5,445 square foot Bioclean building; and, <br /> <br />WHEREAS, Section 1006.06 requires development review for additions that <br />increase the building area by more than 10%; and, <br /> <br />WHEREAS, The Planning Commission reviewed the following materials relating <br />to these requests: <br /> <br />1. Application <br />2. Zoning Map <br />3. Location Map <br />4. Site Plan <br />5. Photographic Documentation <br />6. Staff Report <br />
