<br />. <br /> <br />. <br /> <br />. <br /> <br />-- <br /> <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning <br />Commission makes the following findings of fact related to the conditional use <br />permit request: <br /> <br />1. The request is consistent with the Mounds View Comprehensive Plan <br />in that the Comprehensive Plan encourages the expansion of existing <br />Mounds View businesses. <br /> <br />2. The proposed storage area would not be out of place given the <br />character and geography of the surrounding area involved and the size of <br />the subject property which is able to accommodate the additional storage <br />area, <br /> <br />3. The proposed storage area would not depreciate the surrounding area. <br /> <br />4. The applicant has sufficiently demonstrated that a need exists for the <br />proposed storage area. <br /> <br />NOW, THEREFORE, BE IT FURTHER RESOLVED that the Mounds <br />View Planning Commission recommends approval of the conditional use permit <br />for the 4,000 square foot storage area, with conditions as follows: <br /> <br />1. The proposed gravel driveway shall only be permitted for three years, at <br />which time it must be constructed as a permanent improved driveway. <br /> <br />2. The outdoor storage shall be limited to shipping materials and shall not be <br />used for the storage of hazardous materials. Should the use change for <br />which the permit was granted; the conditional use permit shall be <br />considered null and void. <br /> <br />3.
