<br />. <br /> <br />. <br /> <br />. <br /> <br />'" <br /> <br />MOUNDS VIEW PLANNING COMMISSION <br />RESOLUTION NO. 789-05 <br /> <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br /> <br />I <br />RESOLUTION RECOMMENDING APPROVAL OF A CONCEPT PLAN FOR A <br />I 105-ROOM ADDITION TO THE MERMAID AMERICINN HOTEL FACILITY <br />I LOCATED AT 2200 COUNTY ROAD 10; PLANNING CASE NO. DE05-001 <br /> <br />WHEREAS, Dan Hall has applied for concept plan approval for a 1 05-room addition <br />to the existing Americlnn Hotel located at 2200 County Road 10; and, <br />I <br />I WHEREAS, the concept plan, attached as Exhibit A to this resolution, contemplates <br />81 guest rooms on four levels with the ability to add 6 additional rooms per floor, for a <br />maxinlum potential guest room addition of 105 rooms; and, <br />I <br />I WHEREAS, the subject property is zoned PUD, Planned unit Development, and has <br />a Comprehensive Plan future Land Use Map designation of Regional Commercial PUD; <br />I <br />and, <br />I <br />I WHEREAS, the PUD allows for specific uses on the Mermaid site including Hotel, <br />Restaurant, Banquet and Convention, Office, Nightclub, Bowling and Office; and, <br />I <br /> <br />I WHEREAS, the proposed concept plan for a hotel addition would be consistent with <br />the land uses allowed by the PUD. <br /> <br />I NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning <br />Comrnission generally supports the proposed hotel expansion concept plan and <br />recommends approval by the City Council, subject to the following conditions and <br />stipul,ations: <br /> <br />I 1. In conjunction with the development stage plan review, the applicant shall <br />consent to a parking needs analysis of the site conducted by a third-party land <br />use consultant at the expense of the applicant. <br /> <br />I 2. In conjunction with the development stage plan review, the applicant shall apply <br />for a PUD amendment to revise the parking, setback and building height <br />allowances. <br /> <br />NOW THEREFORE BE IT FURTHER RESOLVED that approval of this general <br />concept plan does not constitute approval nor obligate approval of the subsequent <br />develppment stage plan review for the hotel expansion. <br /> <br />I BE IT FINALLY RESOLVED that the Mounds View Planning Commission directs <br />staff to forward this resolution to the City Council prior to approval of the minutes. <br />
