'" MOUNDS VIEW PLANNING COMMISSION RESOLUTION NO. 789-05 CITY OF MOUNDS VIEW COUNTY OF RAMSEY STATE OF MINNESOTA I RESOLUTION RECOMMENDING APPROVAL OF A CONCEPT PLAN FOR A I 105-ROOM ADDITION TO THE MERMAID AMERICINN HOTEL FACILITY I LOCATED AT 2200 COUNTY ROAD 10; PLANNING CASE NO. DE05-001 WHEREAS, Dan Hall has applied for concept plan approval for a 1 05-room addition to the existing Americlnn Hotel located at 2200 County Road 10; and, I I WHEREAS, the concept plan, attached as Exhibit A to this resolution, contemplates 81 guest rooms on four levels with the ability to add 6 additional rooms per floor, for a maxinlum potential guest room addition of 105 rooms; and, I I WHEREAS, the subject property is zoned PUD, Planned unit Development, and has a Comprehensive Plan future Land Use Map designation of Regional Commercial PUD; I and, I I WHEREAS, the PUD allows for specific uses on the Mermaid site including Hotel, Restaurant, Banquet and Convention, Office, Nightclub, Bowling and Office; and, I I WHEREAS, the proposed concept plan for a hotel addition would be consistent with the land uses allowed by the PUD. I NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning Comrnission generally supports the proposed hotel expansion concept plan and recommends approval by the City Council, subject to the following conditions and stipul,ations: I 1. In conjunction with the development stage plan review, the applicant shall consent to a parking needs analysis of the site conducted by a third-party land use consultant at the expense of the applicant. I 2. In conjunction with the development stage plan review, the applicant shall apply for a PUD amendment to revise the parking, setback and building height allowances. NOW THEREFORE BE IT FURTHER RESOLVED that approval of this general concept plan does not constitute approval nor obligate approval of the subsequent develppment stage plan review for the hotel expansion. I BE IT FINALLY RESOLVED that the Mounds View Planning Commission directs staff to forward this resolution to the City Council prior to approval of the minutes.
