Re-sa!utien 841-06 <br />!-'aa� 2 <br />NOW, THEREFORE, BE IT RESOLVED, the Mounds View Planning <br />Commission makes the following finding of facts related to this request: <br />1. The prevailing front yard setback for the 2700 block of Laport Drive is fifty-two (52) <br />feet, much greater than what is required. <br />2. The literal interpretation of the Zoning Code would restrict the property owner's <br />ability to expand and improve upon the layout and functionality of the home. <br />3. The applicant has not caused the configuration of the lot and seeks to expand the <br />home to improve its function and livability. <br />4. Granting a variance in this case would not confer a special privilege not enjoyed by <br />other property owners. <br />5. The seven (7) foot variance is the minimum variance that would alleviate the <br />applicants' hardship. <br />6. The building expansion would not be materially detrimental to the purpose of the <br />Zoning Code or to other surrounding properties as this property is the corner lot of <br />a very short block with large front setbacks. Encroaching seven feet into the front <br />setback may not be disruptive to the setback pattern for the block. <br />7.
