A full basement shall be provided in the house unless the selected design results in <br />a split level, gaiden level type of basement. <br />3. Site Standards <br />a. The entire groLmds must n}r��Fl be landscaped to be aesthetically pleasing in all <br />seasons. Land forms and plant materials shall be Lised to define the site and blend <br />wiCh adjoining properties. The landscape plan must be reviewed by the City <br />Forester. <br />b. Existing trees mnst �aa N be preseived when possible. Care should be taken to <br />preserve existing root systems. Consuuction fencing around the root system must <br />be provided on trees directly adjacentto active grading and constiuction azeas. <br />The City Forester can assist in recommending methods ofprotecting existing trees <br />and sh�ubs. <br />c. Site drainage must slra+E be accommodated on the site so that water is directed <br />away from the new home and the neighboring properties. The developer must <br />eomply with any federal, sYate or local drainage requirements. Construction and <br />the finished structure must not have a detrimental impact on stoim water drainage <br />patterns in the neighborhood. <br />d. All air conditioning units must be located in the rear yard of the house. <br />e. Utility ineters must ��rl� be screened from street view; locations must be specified <br />on plans. <br />£ The neighboring property and adjacent public streets must slla-F4 be kept fi•ee of <br />consh-uction debris at all times. The const�uction site must al�kl be managed so <br />not to become a nuisance.
