Reso/t�ti�n 905-0,9 <br />Page 2 <br />2. The property currently has 29 parking spaces, well above the required 18 <br />spaces. The site plan shows that the property owner could add more parking <br />spaces if necessary. <br />3. The applicant has demonstrated a need for the conditional use permit, in order to <br />expand his business and better compete with other nearby fuel stations that have <br />car washes. <br />4. There does not appear to be any adverse effects associated with the proposed <br />conditional use permit and development review for a car wash. <br />NOW, THEREFORE, BE IT FURTHER RESOLVED, that the Mounds View <br />Planning Commission recommends approval of the development review for the addition <br />of a car wash at The Station, 2280 County Road I, subject to the following conditions: <br />1. The City Council approving the proposed code amendment to allow car washes <br />in a B-2 zoning district (Chapter 1113 of the city code). <br />2. The car wash hours of operation shall be limited to the hours of 7am to 10pm. <br />3. The car wash building must have a similar design and color scheme to the <br />existing retail building. <br />4. The property owner shall maintain the area of land between the car wash and <br />neighboring building. The area must be kept free of long grass, junk or debris. <br />NOW, THEREFORE, BE IT FURTHER RESOLVED, based upon the above <br />findings of fact, the Mounds View Planning Commission recommends approval of the <br />conditional use permit for the motor fuel station, subject to the following condition: <br />1.
