Resolution 93Q-10 <br />Page 2 <br />WHEREAS, the Planning Commission has reviewed the following documents <br />about this proposal: <br />1. Zoning Map <br />2. Aerial View <br />3. Narrative from Applicant <br />4. Proposed Site Plans <br />5. Staff Report <br />WHEREAS, the Mounds View Planning Commission has reviewed Chapters <br />1108 and 1125 of the Mounds View Zoning Code pertaining to the PUD, Planned Unit <br />Development zoning district and rezoning process, respectively; and, <br />WHEREAS, the Mounds View Planning Commission has reviewed the future <br />land use component of the Comprehensive Plan relative to this request; and, <br />WHEREAS, The Mounds View Planning Commission has reviewed the site plans <br />associated with this request. <br />NOW, THEREFORE, BE IT RESOLVED, the Mounds View Planning <br />Commission makes the following findings about the possible adverse effects of this <br />proposed rezoning request as required by the Mounds View Zoning Code: <br />1. The current zoning <br />Family Residential. <br />Development. <br />of the lots is B-3, Highway Business and R-1, Single <br />The requested zoning of the lots is PUD, Planned Unit <br />2. According to the Comprehensive Plan, the parcels proposed to be included in <br />the rezoning are designated Mixed-Use PUD on the Future Land Use map. <br />The proposed rezoning would be consistent with the anticipated future land <br />use for this area. <br />3. The rezoning and the proposed development plan for senior housing should <br />not adversely affect adjacent property owners and would not be out of place <br />on the County Highway 10 corridor, the City's most intensely developed <br />thoroughfare. <br />4. The proposed rezoning to allow for an independent living, assisted living, <br />high-acuity care and memory care senior housing development would help <br />satisfy an under-represented housing choice in the City. <br />NOW, THEREFORE, BE IT FURTHER RESOLVED, based upon the above <br />findings, the information and documents about the proposed rezoning, the report drafted <br />by staff and the testimony of the applicant, and in consideration of any public testimony, <br />the Planning Commission does hereby recommend APPROVAL of the rezoning request <br />made by Coventry Senior Living. <br />
