f�'esolulior� 954-'(1 <br />Page 2 <br />NOW, THEREFORE, BE IT FURTHER RESOLVED that the Mounds View <br />Planning Commission recommends approval of a minor subdivision of the vacant lot <br />owned by Robert & Mary Pearson, adjacent to their property at 2565 Sherwood Road, <br />subject to the following stipulations: <br />1. Joseph Holl, buyer of Parcel A, shall officially combine Parcel A with his <br />property at 2573 Sherwood Road for property tax purposes. <br />2. Parcel A, as a vacant lot, shall be allowed to have accessory buildings as <br />long as Parcel A is tax combined with 2573 Sherwood Road. If these <br />properties become disconnected from each other for any reason, all <br />accessory buildings located on Parcel A must either be removed, or a house <br />constructed within one year from the date of disconnection. <br />3. Robert and Mary Pearson, owners of 2565 Sherwood Road and Parcel B, <br />shall officially combine these two parcels together for property tax purposes. <br />4. Parcel B, as a vacant lot, shall be allowed to have accessory buildings as <br />long as Parcel B is tax combined with 2565 Sherwood Road. If these <br />properties become disconnected from each other for any reason, all <br />accessory buildings located on Parcel A must either be removed, or a house <br />constructed within one year from the date of disconnection. <br />5. If new home construction should occur on either of these vacant parcels, the <br />City will require that a park dedication fee be paid to the City before a building <br />permit will be issued. <br />6. The Applicants shall complete all requirements after final review of the <br />Certificate of Survey and title commitment by the City Attorney. <br />7. The Applicants shall arrange to amend the Certificate of Survey if changes <br />are required by Ramsey County. <br />8. The Applicants are responsible for reimbursing the City of all fees associated <br />with this subdivision request. <br />� <br />
