The PUD agreement esfabiished uses <br />for the site which were as follows: <br />� Multi-screen movie theater <br />� Office uses <br />• Parking <br />� Restauranis <br />� Retail <br />:�� The PUD agreement was specific as to which us�s would be focated on which iots. Since its <br />approval, four of ihe seven parcels have been develo�ed: The theafer, the parking lot (which <br />is its own lot since it is separated f�rm the theafier by Edgewood Drive right of way) and an <br />office building. Recenfily, Jake's of Mounds View entered into a purchase agreement with <br />the developer to improve the second of the #hree office lots for additional parking to serve <br />Jake's. (The remaining office parcel is aEso being considered for addi#ional parking by <br />Carmike Cinemas.} The only twa remaining undeveloped lots then are identified by the <br />developer as Outparcel "A" and Outparcel "B". Outparcel B is the undeveloped !ofi next to <br />the theater which was pfanned for use as a restaurani or retail, or a combinaiion ofi the bofih. <br />OutparceE A, ihe parcel within the PUD currentfy being considered for amer�dment, was <br />originally established for a restaurant use. Since the theaier opened, the developer's <br />representatives have marketed the site to pa#ential restaurafeurs and franchise groups, <br />however they have not succeeded in securing an appropriafie restaurant tenant, which has <br />prompted them to consider alternative uses and, this PUD amendrnent. In addition to tF►e <br />restaurant use, the developer would like to add "office" as a permitted use far the parcel. <br />� . <br />An amendment #o a Planned Unit Developments is processed as would an amendment to an <br />approved Cor�difiional Use Permit, which is to say that the procedural requirements of <br />Section 1125 of fihe Zoning Cade would be followed. Section 1125 requires �hat the <br />Pianning Commission review the request, taking into consideration any and all potentiaf <br />- adverse effects of the proposed ar�nendment. <br />
