Mezzenga Report
February 12, 2001
Page 2

Dimensional Requirements:

Building Setbacks: Required Proposed: Met ?
• Front (Co. Rd. I.): 30 feet 30 feet Yes
• Front (Greenfield): 30 feet 87 feet Yes
• Side (West): 10 feet* 10 feet Yes
• Side (South): 10 feet* 20 feet Yes
Parking Lot Setbacks:
• Front (Co. Rd. I.): 10 feet* 12 feet Yes
• Front (Greenfield): 10 feet* 18 feet Yes
• Side (West): 5 feet 49 feet Yes
• Side (South): 15 feet* 15 feet Yes
Parking Requirements:
• Allowed: 1 per 200 sq. ft. of leaseable office space area*
• Proposed: 15 spaces
• Max. leaseable office space: 3,000 Square Feet
• Prop. leaseable office space: 2,568 Square Feet
* These requirements are as allowed by Resolution 633-00, a resolution approving a variance for
reduced building and parking lot setbacks and parking requirements.

The site plan submitted for Council review, date-stamped Feb. 2, 2001, is consistent with
the approved variance and with the applicable City Codes.

Parking:
The approved variance allows for a reduced parking ratio—one space per every 200
square feet of leaseable office space or fraction thereof. The site plan indicates a total of
15 stalls which translates into a maximum leaseable office area of 3,000 square feet. The
submitted floor plans show a combined 2,898 square feet of potential office space, yet Mr.
Mezzenga has indicated that one of the rooms on the lower level would be set aside for
storage; thus the amount of leaseable office space is reduced to 2,568 square feet. The
Americans With Disabilities Act (ADA) parking requirements are met by the provision of the
one van-accessible spot. Staff has indicated to Mr. Mezzenga that the City Code requires
B 6-12 perimeter curb be installed for this development.

Lighting:

The site plan does not indicate that any exterior lighting will be used with this development.
Staff addressed this issue with Mr. Mezzenga, who indicated that the only lighting to be used
for the parking lot would be provided by building-mounted floodlights. These lights will need
to comply with the Zoning Code pertaining to lighting and glare. (Chapter 1103 of the Zoning
Code.)
