The site plan indicates a total of <br />15 stalls which translates into a maximum leaseable office area of 3,000 square feet. The <br />submitted floor plans show a combined 2,898 square feet of potential office space, yet Mr. <br />Mezzenga has indicated that one of the rooms on the lower level would be set aside for <br />storage; thus the amount of leaseable office space is reduced to 2,568 square feet. The <br />Americans With Disabilities Act (ADA) parking requirements are met by the provision of the <br />one van-accessible spot. Staff has indicated to Mr. Mezzenga that the City Code requires <br />B 6-12 perimeter curb be installed for this development. <br /> <br />Lighting: <br /> <br />The site plan does not indicate that any exterior lighting will be used with this development. <br />Staff addressed this issue with Mr. Mezzenga, who indicated that the only lighting to be used <br />for the parking lot would be provided by building-mounted floodlights. These lights will need <br />to comply with the Zoning Code pertaining to lighting and glare. (Chapter 1103 of the Zoning <br />Code.) <br />
