Item No: 10 B <br />Meeting Date: March 26, 2001 <br />Type of Business: CB <br />WK: Work Session; PH: Public Hearing; <br />CA: Consent Agenda; CB: Council Business <br />City of Mounds View Staff Report <br />To: Honorable Mayor & City Council <br />From: James Ericson, Community Development Director <br />Item Title/Subject: Discussion and Consideration of Resolution 5541, a <br />Resolution Approving a Development Review for a <br />16,912 Square Foot Office Building at 2720 Highway 10 <br /> Planning Case No. DE01-002 <br /> <br />Background: <br /> <br />Minnesota Institute of Public Health (MIPH) a subsidiary of Blue Cross Blue Shield, has <br />applied for a development review to construct a 16,912 square-foot office building on the <br />vacant lot southeast of the Holiday Stationstore. The lot was originally envisioned to <br />support a 25,000 square foot two-story office building, which is what the Silverview Estates <br />PUD allows for in the PUD Document. <br /> <br />MIPH would also like approval for a second expansion which would potentially add 6,000 <br />square feet of second-story office space. While the use and square footages are <br />consistent with the PUD, because the footprint and configuration are different from what <br />was approved, the site plans need to be reviewed and reapproved. All together, the <br />maximum proposed office space would be 22,912 square feet. The office building would <br />be used to provide office space for MIPH staff. No clinic, outpatient, classroom or medical <br />procedures would take place at this facility. <br /> <br />Discussion: <br /> <br />This proposal at full build-out satisfies all City zoning requirements and the requirements <br />of the Silverview Estates PUD. <br /> Existing or <br />Dimensional Requirements: Required Proposed Met?
