Resolution 669-01 <br />Page 2 <br /> <br /> WHEREAS, the preliminary plat is consistent with the Mermaid Planned Unit <br />Development, which was approved by the City Council on October 10, 2000; and, <br /> <br />WHEREAS, according to Ramsey County property value assessments, the total land <br />value of the properties involved is $923,057; and, <br /> <br />WHEREAS, Chapter 1204 of the Municipal Code states that all subdivisions and plats of <br />land to be used for commercial or industrial purposes are subject to park dedication requirements <br />amounting to ten percent of the most current assessed land values; and, <br /> <br />WHEREAS, according to Chapter 1204 of the Municipal Code, the applicable park <br />dedication fee for this major subdivision is $92,306; and, <br /> <br />NOW, THEREFORE BE IT RESOLVED, the Planning Commission recommends that <br />the City Council approve the Mermaid Addition preliminary plat, subject to the following <br />stipulations: <br /> <br />1. The developer shall execute a sign easement document which dedicates to the City of <br />Mounds View the forty foot triangle at the corner of Highway 10 and County Road H <br />as shown on the preliminary plat for a City gateway sign. <br /> <br />2.
