This is due to the fact that the building does <br />not currently have a tenant. As a result, relocation expenses could be significantly minimized. It is <br />my understanding that a realtor has been retained to lease the property. <br /> <br />Finally, a vacancy currently exists at the city’s rental property located at 7861 Groveland Road. If <br />the EDA would like to proceed in redeveloping the area, then staff would not re-lease the property. <br /> <br />Discussion Points: <br /> <br />1. What is the EDA’s perspective as it relates to redeveloping this area? <br /> <br />2. If the EDA would like to see this area redeveloped in the near term, what action should staff <br />take? Potential actions might include: <br /> <br />• Having a site specific plan for the area prepared, or attempting to have a site specific <br />redevelopment plan prepared in conjunction with the current Highway 10 planning <br />process (This would be an add-on to the RFP, therefore subject to additional charge) <br />• Examine the possibility of acquiring the Pak building. However, in the past they have <br />indicated an unwillingness to sell the building to developers and others that have <br />approached them. This is also the case with the sport shop / liquor store. <br /> <br />3. If the EDA would like to see property acquired and redeveloped in the near term, would the <br />EDA be willing to use eminent domain to acquire property for redevelopment purposes? Of <br />course, this authority is used only if a property owner is unwilling and/or unreasonable and <br />only after all others avenues have been exhausted. <br /> <br />4.
