Walgreens Planned Unit Development <br />Walgreens PUD Mounds View Planning Case PD00-001 <br />2387 Highway 10 Exhibit 2 of City Council Resolution 5462 <br />Page 8 Approved by the City Council on this __ day of _____, 2000. <br />21. Fire Protection <br /> <br />The design of the access points and placement of on-site fire hydrants shall be determined at the <br />time of the final plan, and shall be approved by the Blaine-Spring Lake Park-Mounds View Fire <br />Department. The requirements of the Fire Department shall be met prior to issuance of any use <br />and occupancy permits on the property. <br /> <br />22. Undergrounding of Utilities; Utility Design <br /> <br />All existing utilities within the site boundaries and any additional utility lines installed in conjunction <br />with this development shall be relocated and installed underground. Existing utilities shall be <br />placed underground concurrent with the installation of new utilities. <br /> <br />Development in this PUD shall connect to public water, sewer and storm sewer systems. The <br />requirement for utility shut-off values and service manholes shall be determined at the time of <br />development stage plan review, and prior to approval of the subdivision, based on the criteria in <br />Section 1120.02 of the Mounds View Municipal Code. <br /> <br />The City Engineer and Director of Public Works shall review and approve the final utility plan <br />before any grading or building permits can be issued for this development. <br /> <br />23. Contract for Private Development <br /> <br />The Developer, prior to approval of the final plan, shall execute a Contract for Private Development <br />which among other things specifies the details and conditions of the proposed exchange of real <br />estate between the City of Mounds View and the Developer. In addition this document, the <br />Contract shall specify the on-site and off-site improvements to be constructed and shall require <br />that the Developer guarantee such improvements through letter of credit or surety bond as <br />determined by the City Clerk-Administrator. <br /> <br />The Developer shall arrange to have the Contract for Private Development, this PUD document, all <br />resolutions and ordinances associated with the Walgreens PUD recorded with Ramsey County <br />and shall provide proof of such recordation to the City Clerk-Administrator. <br /> <br />24. Signatures <br /> <br /> <br />KNOW ALL MEN BY THESE PRESENTS: That ____________________________, owners of <br />the following described property situated in the City of Mounds View, County of Ramsey, <br />State of Minnesota: <br /> <br />All of Lots 17 and 18 and that part of the East 66 feet of Lot 16 lying North of a line drawn between <br />the Southeasterly corner of Lot 19 and the Southwesterly corner of Lot 4, also that part of Lot 16 <br />lying South of a line drawn between the Southeasterly corner of Lot 19 and the Southwesterly <br />corner of Lot 4, all in Block 5, Pinewood Terrace No. 2, according to the recorded plot thereof, and <br />situate in Ramsey County, Minnesota. <br /> <br /> AND <br /> <br />
