Johnson Report <br />May 22, 2000 <br />Page 2 <br />land. <br /> <br />In addition to a privacy fence alongside the existing garage, this lot has many <br />mature trees and evergreens which together act as a natural buffer and screen <br />between the proposed garage and neighboring properties. It is not expected that <br />the proposed garage would detrimentally impact either the subject property or the <br />adjacent and neighboring properties. <br /> <br />3. The structure and site shall have an appearance that will not have an adverse <br />effect upon adjacent residential properties. <br /> <br />Mr. Johnson proposes to install a maintenance-free exterior on the shed in a <br />color to match the house. A stipulation to this affect is included in the <br />resolution. <br /> <br />4. The use, in the opinion of the City Council, is reasonably related to the overall <br />needs of the City and to the existing land use. <br /> <br />Given adequate lot size and screening, it is believed that an oversized shed can <br />be an improvement to a property and provide for additional storage space for <br />lawn mowers, gardening equipment and other items typically found in a shed or <br />garage. <br /> <br />5. The use is consistent with the purposes of the Zoning Code and the purposes of <br />the zoning district in which the applicant intends to locate the proposed use. <br /> <br />The City Code conditionally allows for sheds larger than 216 square feet as long <br />as certain requirements and criteria are met. This proposal satisfies all <br />dimensional and zoning requirements. <br /> <br />6. The use is not in conflict with the Comprehensive Plan of the City. <br /> <br />It is believed that the proposed use is consistent with the Comprehensive Plan <br />in that the Comprehensive Plan encourages the development and physical <br />improvement or residential lots as one means of protecting and expanding <br />property values. <br /> <br />7. The use will not cause traffic hazards or congestion. <br /> <br /> The proposed shed would not cause and traffic hazards or congestion. <br /> <br />8. Adequate utilities, access roads, drainage and necessary facilities have been or <br />will be provided. <br /> <br />The proposed shed will not necessitate any utilities above and beyond what is <br />already provided to the site. <br /> <br />
