<br />June 2017 2-1 <br /> <br /> <br /> <br />2.0 Purpose and Background <br />The purpose of this Traffic Impact Study is to evaluate the traffic impacts of a proposed new <br />apartment building located in the northwest quadrant of the CSAH 10/Groveland Road <br />intersection in Mounds View, MN. The project location is shown in Figure 1. <br /> <br />This study examined weekday a.m. and p.m. peak hour traffic impacts of the proposed <br />development at the following intersections: <br /> <br />• CSAH 10/Groveland Road <br />• Groveland Road/proposed access <br /> <br />Proposed Development Characteristics <br /> <br />The proposed project will involve the construction of a 60-unit apartment building. <br /> <br />The site plan is shown in Figure 2. One vehicle access point to the site will be located on <br />Groveland Road on the east side of the building. The project includes 63 underground <br />parking stalls for residents and 60 above ground parking stalls for residents and visitors. <br /> <br />The project is expected to be completed and fully occupied in March 2019. <br /> <br /> <br />
