Mounds View Planning Commission November 16, 2016
Regular Meeting Page 6
________________________________________________________________________

Resolution 1063-16, Consideration of a recommendation for approval of a
Conditional Use Permit for the Storage of Flammable Liquids Over 800
Gallons Above Ground for property at 2466 Bronson Drive.

Planner Sevald stated Within the I-1 District, a Conditional Use Permit is required for the
“Storage of flammable liquids over 800 gallons above ground”. The existing underground fuel
tank will be removed, while the existing above ground tank will be moved to the southeast
corner of the site, and a second tank added. Each tank will be 3,000 gallons. The City Code
includes a set of criteria to be considered when reviewing a Conditional Use Permit. Staff’s
analysis of these criteria is included in Resolution 1062-16 (outside storage), and Resolution
1063-16 (above ground fuel tanks). Staff reviewed the request in further detail and
recommended approval of the Conditional Use Permit for the Storage of Flammable Liquids.

Commissioner Love asked what type of mitigation would be needed to remove the existing
underground storage tank. Public Works Director Erickson explained the tank would be
removed and any type of soil mitigation would be completed, as necessary. He stated he would
know more once the tank was removed from the ground.

Commissioner Klander asked if a Phase I or Phase II environmental study was completed for this
project. Public Works Director Erickson stated he would have to investigate if this was
completed previously.

Commissioner Klebsch requested staff correct the spelling of liquids on the Resolution.

MOTION/SECOND: Chair Stevenson/Commissioner Rundle.
