Planning Cases <br /> <br />A. MI2014-001 Minor Subdivision <br /> Applicant: Rick Beyer <br /> Address: 3033 Bronson Drive <br /> <br />Planning Associate Heller explained that Rick Beyer, the new owner of 3033 Bronson Drive, has <br />applied for a minor subdivision to split the lot in half. This subdivision would create one <br />additional lot, and the applicant plans to build a house on the new vacant lot to sell. The <br />applicant has provided staff with a Certificate of Survey showing the proposed subdivision. It <br />was noted the applicant would be responsible for paying the City a $1,500 park dedication fee <br />for the new lot. As the proposed request meets all City Code requirements, Staff recommends <br />approval of the minor subdivision. <br /> <br />Vice Chair Schiltgen asked if anyone in the audience wanted to speak about the case. <br /> <br />Commissioner Carvelli-Yu questioned when the new home would be built. <br /> <br />Rick Beyer, 3033 Bronson Drive, explained he did not have a strict timeline. He reported he was <br />working on completing the lot split at this time. He would then be busy renovating the old <br />house. <br /> <br />Bill Doty, 3049 Bronson Drive, explained he lived adjacent subject property. He asked how the <br />new driveway would be aligned. <br /> <br />Mr. Beyer explained how the driveway would be realigned on the property on the west side of <br />the house. <br /> <br />Al Cleland, 3025 Bronson Drive, thanked staff for the information provided on this planning <br />case. He requested that the nature of the neighborhood be maintained. He expressed concern <br />with the water that ponded to the rear of the subject property. <br /> <br />Mr. Beyer commented he was not going to build a huge house and that it would not stick out <br />from the surrounding homes. <br /> <br />Associate Heller explained that any drainage from the new house must remain on the property <br />and would be addressed when the property was graded after construction.. <br /> <br />Commissioner Love asked if there was enough room to build a garage on the west side of the <br />house.
