<br />7800 Groveland Road 2nd Driveway Variance Report <br />June 4, 2014 <br />Page 3 <br /> <br /> <br />Public Hearing: <br />A public hearing was held at the May 21, 2014 Planning Commission meeting and there were <br />no comments at that time. Staff mailed notices to all property owners within 350 feet of the <br />applicant’s property and a notice was published in the Sun Focus newspaper on Friday, May <br />9, 2014. Staff has not received any comments as of May 30, 2014. <br /> <br />Recommendation: <br />Staff recommends taking testimony from staff and the applicant. The Commission may take <br />one of the following actions related to the request: <br /> <br />1. Approve the variance as requested. Staff does not support this action as the review of <br />the practical difficulty criteria appear to not warrant approval. At the last Planning <br />Commission meeting, the Commission directed staff to draft a resolution of approval which <br />outlines the basis of hardship. <br /> <br />2. Deny the variance request. Staff has prepared a resolution of denial based on its <br />review of the practical difficulty criteria which does not appear to justify approval. <br /> <br />3. Table the request.
