VR2013-008 Variance Request to Allow Reduced Parking Lot Setbacks <br /> Applicant: Naoufel Soussi, Tires N’ More <br /> Address: 2832 County Road 10 <br /> <br />Planning Associate Heller indicated Naoufel Soussi, owner of Tires N’ More at 2832 County <br />Road 10, will be installing a new parking lot with curbing, and is requesting variances for <br />reduced parking lot setbacks on three sides of the property. <br /> <br />Associate Heller explained the previous owners of the building had originally intended to <br />redevelop the property along with the CVS development and was working with Velmeir (the <br />CVS developer) on improving the parking lot and sharing the County Road 10 driveway access. <br />The applicant’s rear parking lot was removed by Velmeir in anticipation of reconstruction that <br />would be done with CVS’s parking lot. The previous owner did not sign off on the plans, so <br />Velmeir did not complete the 2832 County Road 10 building’s parking lot and it remains <br />uncompleted. <br /> <br />Associate Heller reviewed the circumstances behind the request, along with the variance criteria <br />with the Commission and recommended approval of the request. <br /> <br />Chair Stevenson opened the public hearing at 7:25 p.m. <br /> <br />Commissioner Schiltgen asked how deliveries were made to CVS and if the entrance to Tires N’ <br />More was being blocked. <br /> <br />Associate Heller reviewed the traffic pattern for delivery trucks and noted the entrance to Tires <br />N’ More was not being blocked. <br /> <br />Commissioner Love questioned how the curb would be handled with the new driveway. <br /> <br />Associate Heller described how the contractor would be completing the driveway between CVS <br />and Tires N’ More. <br /> <br />Naoufel Soussi, owner of Tires N’ More, explained the grade differences between the two <br />properties were taken into consideration by the contractor. <br /> <br />Chair Stevenson requested the applicant cooperate with the City and work to keep their property <br />clean. <br /> <br />Chair Stevenson closed the public hearing at 7:32 p.m. <br /> <br />MOTION/SECOND: Commissioner Cramblit/Commissioner Schiltgen. To approve Resolution <br />995-13, a Resolution Recommending Approval of a Variance to Allow Reduced Parking Lot <br />Setbacks; Planning Case No. VR2013-008. <br /> <br /> Ayes – 7 Nays – 0 Motion carried.
