The proposed storage area would not be out of place given the character <br />and geography of the surrounding area involved and the size of the subject <br />property which is able to accommodate the storage area. <br /> <br />3. The proposed storage area would not depreciate the surrounding area, <br />would not cause an undue burden on city facilities or utilities and would not <br />cause congestion or pose a traffic hazard. <br /> <br />4. The applicant has sufficiently demonstrated that a need exists for the <br />proposed storage area. <br /> <br />5. The Mounds View Planning Commission held a public hearing and adopted <br />a resolution in support of the conditional use permit request on July 21, 2004. <br /> <br /> <br />NOW, THEREFORE, BE IT FINALLY RESOLVED that the Mounds View City <br />Council approves the conditional use permit for a 4,000 square foot paved outdoor storage <br />area at 2159 Mustang Drive, with conditions as follows: <br /> <br />1. The proposed gravel driveway shall only be permitted for three years, at which <br />time it must be constructed as a permanent improved driveway. <br /> <br />2. The outdoor storage shall be limited to shipping materials and shall not be used <br />for the storage of hazardous materials. Should the use change for which the permit <br />was granted; the conditional use permit shall be considered null and void. <br /> <br />3.
