1106.01 1106.02 (Rev. 8/06) <br />CHAPTER 1106 <br />R-1, SINGLE-FAMILY RESIDENTIAL DISTRICT <br />SECTION: <br />1106.01: <br />Purpose <br />1106.02: <br />Permitted Uses <br />1106.03: <br />Accessory Uses <br />1106.04: <br />Conditional Uses <br />1106.01: PURPOSE: The purpose of the R-1, Single -Family District is to provide for low <br />density single-family detached residential dwelling units and directly related, complementary uses. <br />(1988 Code §40.10) <br />1106.02: PERMITTED USES: The following are permitted uses in an R-1 District: <br />Subd. 1. Single-family detached dwellings. (Ord. 575, 7-15-96) <br />a. Each applicant for a building permit to construct any dwellings shall be required to <br />provide off-street parking spaces for at least two (2) automobiles per family in addition to <br />any garage spaces to be used. (Ord. 664, 8-14-00) <br />b. Every dwelling house hereafter erected shall be so located on the lot so that at least a two <br />(2) car garage, either attached or detached, can be located on said lot. (Ord. 664, 8-14-00) <br />c. No permit shall be issued for the construction of a residential dwelling unless the <br />driveway servicing the property is to be improved with a permanent surfacing material so as <br />to control dust, drainage and erosion, according to the requirements as set forth in Section <br />902.05 of this Code, except that the property owner may provide a signed, notarized <br />statement in which the property owner agrees to improve the driveway in conjunction with <br />the desired construction activities or within six (6) months of the commencement of such <br />activities, in a form acceptable to the City Attorney. For the purposes of this Title, <br />permanent surfacing materials are defined as concrete, asphalt or brick. (Ord. 620, 7-27-98; <br />Ord. 664, 8-14-00) <br />Subd. 2.
