Mounds View Planning Commission December 19, 2007
Regular Meeting Page 4
______________________________________________________________________________

Commissioner Gunn commented she believes this would be a great improvement.

Commissioner Cramblit questioned whether a storage area would be provided in the garages.

Alan Menning, Vice President, The Tycon Companies, replied storage would not be practical as
these are open garages with no dividing walls. He explained how new fencing on the property
would provide privacy, security, and deter underage parties and the dumping of furniture and
appliances in the area.

Commissioner Miller questioned how many buildings there would be.

Mr. Menning replied there would be three and referred to the drawings. He stated this would
also provide a better area for trash containers and discourage the dumping of trash from
individuals that are not residents. He indicated he hoped this new plan would increase the garage
occupancy rates and alleviate previous issues.

Commissioner Meehlhause questioned the amount of vandalism.

Max Segler, Property Manager, The Tycon Companies, replied the amount of damage to cars in
the general parking lot has not been that much in the front; however, vehicles in the back have
experienced considerably more vandalism.

Chair Stevenson stated he appreciated the changes made to the proposal.

Commissioner Meehlhause commented he believes all apartments should have a garage.

Mr. Segler replied not all residents have a car. He explained they have found that those residents
without cars have often stored items that should not be in them, like junk, gas and fireworks.

Commissioner Walsh-Kaczmarek asked what will be done about the items stored in the garages
during construction.

Mr. Segler replied they have considered bringing in PODS for temporary storage. He
commented there are also standard 4’X6’ storage lockers provided for each apartment.

Commissioner Walsh-Kaczmarek asked whether there are electrical outlets to plug in vehicles in
the winter.

Mr. Segler replied there was not.

Commissioner Miller asked if renters could rent multiple garage spaces.

Mr. Segler replied they had that option if there were spaces available. He stated in other
complexes they own, a garage door opener is provided to the police so they can also drive
through the garages to patrol.
