City of Mounds View Comprehensive Plan
________________________________________________________________________

53
Land Available for Development / Redevelopment

Figure 9 on page 54 shows land potentially available for residential development and/or
redevelopment.

There is a limited supply of land that can be developed for additional housing in Mounds View.
Potential sources include vacant single-family residentially zoned lots, subdivision of large existing
single-family lots, and redevelopment. Soil and water table constraints limit the development of a
number of existing single-family lots. Redevelopment possibilities include manufactured home parks
and single-family lots adjacent to commercial and high density residential properties.

Permitted Densities

TABLE 16: Minimum Lot Sizes

Zoning District/Type of
Lot
Minimum Lot Size
(Square Feet)
Minimum Lot Area
Per Dwelling Unit
(Square Feet)
Maximum Density
(Dwelling Units Per
Acre)

R-1 Interior Lot 11,000 11,000 3.96
Single Family Detached
R-1 Corner Lot 12,500 12,500 3.48
Single Family Attached
R-2 6,250 For Each Half of a Divided Lot 6,250 6.97
Two Family Attached 12,500 for Undivided Lot
R-3 and R-4
Townhouses, Condos,
Multifamily
Dependent on the Total Number of
Units
Townhouse: 6,500
All Other: 2,500
Townhouse: 6.7
All Other: 17.42
Source: Mounds View Community Development Department

Mounds View’s current zoning ordinance permits single family residential development up to 3.96
dwelling units per acre and multifamily densities up to 17.42 units per acre.
