Midwest Motor Express <br />December 19, 2007 <br />Page 2 <br /> <br />At maximum expansion, this would result in the need to provide a total of 48 parking stalls when <br />based on total square footage for the building. Many of the employees are truck drivers so they <br />come to the facility with their trucks and hook up to a trailer, so parking spaces for them are not <br />needed. The spaces would only be needed for the office staff and visitors. There are currently <br />about 40 marked parking spaces in the front of the building. There is more than enough space for <br />parking at this facility since much of the site is paved. Staff is confident that the site can support <br />any parking that is needed. <br /> <br />Setbacks: None of the setbacks would be changing. The west side of the building will be <br />expanded, but the repair garage is already much closer to the west property line than the <br />expansion would be. Townsedge Terrace Manufactured Home Park abuts Midwest Motor Express <br />on the north side, but the residents should have little to no impact from this expansion. There is a <br />grassy area with a berm and trees at the north end of the property which separates Midwest Motor <br />Express’ property from Townsedge Terrace homes. <br /> <br />Traffic: With the proposed expansion, the applicant does not anticipate an increase in traffic since <br />they want the added space in order to load and stage freight more efficiently, not necessarily <br />because of more business. This property is located in the Mounds View Industrial Park along Old <br />Highway 8, which is a fairly high traffic road due to the amount of businesses on Mustang Drive <br />and in the nearby area. The 2005 traffic count on Old Highway 8 is 5,600 vehicles per day. <br /> <br />Summary: <br /> <br />Midwest Motor Express is requesting plan approval to construct a 4,840 square foot addition to <br />their current building at 2169 Mustang Drive. Such an expansion would bring additional tax base <br />to the community, and the availability of more space would allow the company to operate more <br />efficiently. No additional parking stalls would be required with this expansion. <br /> <br />Recommendation: <br /> <br />Review and consider attached Resolution 879-07, which recommends approval of the plans <br />submitted by Midwest Motor Express proposing a 4,840 square foot addition to the west side of the <br />existing building. <br /> <br /> <br />_______________________ <br />Heidi Heller <br />Planning Associate <br /> <br />Attachments: <br />1.
