<br />Premium Stop Report <br />January 18, 2005 <br />Page 2 <br /> <br />The benefits of the proposed acquisition are threefold—it would allow for the immediate <br />elimination of the blighted buildings from this very prominent site within the City’s commercial <br />County Road 10 corridor; it would help encourage redevelopment at this intersection and <br />would give the City some control over the nature of the proposed redevelopment. Absent <br />City acquisition, it is anticipated that the site would continue to operate as an independent <br />gas station with limited reinvestment or tax base enhancements. This assumption is <br />confirmed by the Realtor who indicates that the only inquiries he is receiving are from those <br />individuals interested in maintaining an independent gas station operation. <br /> <br /> <br />Recommendation: <br /> <br />Staff and the City Council are requesting that the Planning Commission review the proposed <br />acquisition of the Premium Stop property (the terms of which would be negotiated at a later <br />date subject to City Council approval) to ensure consistency with the Comprehensive Plan. <br />Resolution 823-06 is available for your action, approval of which would indicate to the City <br />Council that said acquisition would be consistent with the Comprehensive Plan. <br /> <br />Respectfully submitted, <br /> <br /> <br /> <br />________________________ <br />James Ericson <br />Community Development Director <br />
