Setbacks. None of the setbacks would be changing, only the rear of the building would be
moved to within 32 feet of the east property line. This setback is less than what would
normally be allowed in an industrial district (40 foot setback for rear), but again, because the
Mounds View Business Park is zoned PUD, there is flexibility in where buildings can be. The
addition will be the same width as the current building. Staff feels that the building sitting
within 32 feet of the rear property line would not pose a problem. The back of the C.G. Hill
building would be moving closer to the back of Bethlehem Baptist Church.

Summary:

Tim Hill is requesting plan approval to construct a 16,150 square foot addition to his current
building at 5150 Quincy Street. Such an expansion would bring additional tax base to the
community, and the availability of more space would allow Mr. Hill to add additional assembly
equipment to his facility and increase the capabilities of his business.

Recommendation:

Review and consider attached Resolution 826-06 which recommends approval of the plans
submitted by Mr. Hill proposing a 16,150 square foot addition to the east side of the existing
building.

_____________________________________
Heidi Heller
Planning Associate

Staff Report for C.G.
