Stampfle CUP Report <br />April 19, 2006 <br />Page 2 <br /> <br />In addition to a privacy fence alongside the existing garage, this lot is wooded which <br />acts as a natural buffer and screen between the proposed garage and neighboring <br />properties. It is not expected that the proposed garage would detrimentally impact <br />either the subject property or the adjacent and neighboring properties. <br /> <br />3. The structure and site shall have an appearance that will not have an adverse effect upon <br />adjacent residential properties. <br /> <br />The garage would be sided and painted to match the appearance of the breezeway <br />and home. A stipulation to this affect is included in the resolution. <br /> <br />4. The use, in the opinion of the City Council, is reasonably related to the overall needs of <br />the City and to the existing land use. <br /> <br />Given adequate lot size and screening, the Planning Commission and City Council <br />have indicated that oversized garages are a positive improvement to a property and <br />provides for additional storage space for vehicles and other things that might <br />otherwise be stored outside. <br /> <br />5. The use is consistent with the purposes of the Zoning Code and the purposes of the <br />zoning district in which the applicant intends to locate the proposed use. <br /> <br />The City Code conditionally allows for garages larger than 952 square feet as long as <br />certain requirements and criteria are met. This proposal satisfies all dimensional and <br />zoning requirements. <br /> <br />6. The use is not in conflict with the Comprehensive Plan of the City. <br /> <br />The proposed use is consistent with the Comprehensive Plan in that the <br />Comprehensive Plan encourages the development and physical improvement or <br />residential lots as one means of protecting and enhancing property values. <br /> <br />7. The use will not cause traffic hazards or congestion. <br /> <br /> The proposed garage would not cause and traffic hazards or congestion. <br /> <br />8. Adequate utilities, access roads, drainage and necessary facilities have been or will be <br />provided. <br /> <br />The proposed garage will not necessitate any utilities above and beyond what is <br />already provided to the site. <br /> <br />
