3. The proposed retail propane gas facility would not depreciate the surrounding <br />area. <br /> <br />4. The applicant has sufficiently demonstrated that a need exists for the proposed <br />business. <br /> <br /> <br />NOW, THEREFORE, BE IT FURTHER RESOLVED that the Mounds View Planning <br />Commission recommends approval of the conditional use permit for the retail propane gas <br />facility, with conditions as follows: <br /> <br />1. The applicant shall consolidate parcels, if such action is required by the City <br />Attorney. <br /> <br />2. The applicant shall apply for a Development Review prior to construction of the <br />facility. <br /> <br />3. Rice Creek Watershed District shall review for potential stormwater management <br />impacts. <br /> <br />4.
