Hill & Sons has requested a variance to allow increased sign area on the <br />newly constructed addition to their building located at 5150 Quincy Street. For reference <br />purposes, this building is just behind Taco Bell. <br /> <br />C.G. Hill is currently constructing an addition onto the east side of their building, which now <br />gives the building good visibility from 35W. Mr. Hill would like to add another “C.G. Hill & <br />Sons” sign to the east wall facing the freeway. <br /> <br />Discussion: <br /> <br />The Sign Code calls for building mounted signage not to exceed 100 square feet per building <br />occupant. In most cases, 100 square feet is adequate, although issues have arisen <br />regarding end spaces at the retail malls and for stand-alone buildings with multiple frontages. <br />The C.G. Hill building has three frontages with good visibility; the front of the building, the <br />south wall facing County Road 10 and Program Avenue, and now the east side facing 35W. <br />Our Code makes no exceptions for multiple building elevations, thus limiting each tenant to <br />100 square feet. <br /> <br />Mr. Hill would like to install a 91.5 square foot sign on the east wall of the building, which will <br />appear as shown below. C.G. Hill currently has two 50 square foot signs on the front and <br />south walls. <br /> <br /> <br />Similar Requests: <br /> <br />Budget Liquor and Mario’s Video were both granted variances for additional signage at <br />Moundsview Square. (Both leased space at either end of the center.) The Abbey Carpet <br />building and Carmike Wynnsong Cinema also received approval for signage in excess of 100 <br />square feet. The Mermaid, through its PUD, was allowed signage in excess of the City’s <br />requirements. <br />
