Mounds View Planning Commission April 20, 2005 <br />Regular Meeting Page 7 <br />________________________________________________________________________ <br /> <br />Commissioner Scotch thanked them for locating a site that would allow them to stay within the <br />City. <br /> <br />Acting Chair Miller asked whether any traffic congestion issues were anticipated with traffic <br />coming in from Highway 10 and from Bronson in an attempt to get to the drive thru. <br /> <br />Mr. Williams explained that any traffic congestion would be minimal as the drive thru really is <br />not used all that much. <br /> <br />Planner Prososki reviewed the conditions of approval. <br /> <br />MOTION/SECOND: Hegland/Scotch. To approve Resolution 792-05, a Resolution <br />Recommending Approval of a Variance for Reduced Parking Lot Setbacks of Five Feet Along <br />the North, South and West Property Lines and Zero Feet Along the East Property Line, and <br />Recommending Approval of a Development Review for the Proposed 5,975 square foot Single <br />Story Retail Building at 2525 County Road 10, with Stipulations. <br /> <br /> Ayes – 6 Nays – 0 Motion carried. <br /> <br />_____________________________________________________________________________ <br /> <br />8. Planning Case MI2005-003. Consideration of a Minor Subdivision at 8060 <br />Groveland Road. <br /> <br />Planning Associate Prososki informed the Commission that the applicant Integra Homes, <br />represented by Ron Lillestrand, has applied for a minor subdivision of the property located at <br />8060 Groveland Road. The applicant is proposing to divide the east 187.02 feet from the west <br />271.25 feet. <br /> <br />Planner Prososki explained that the existing home would remain on Parcel A and the newly <br />created lot, Parcel B, would be added to property owned by the applicant to allow him the three <br />acres necessary for a PUD. She indicated that the PUD request would be before the Commission <br />at their next meeting for review of a 21-unit townhome development. <br /> <br />Planner Prososki indicated that Staff recommends that the park dedication fee be paid at the time <br />that Parcel B is developed. <br /> <br />MOTION/SECOND: Zwirn/Meehlhause. To approve Resolution 795-05, a Resolution <br />Recommending Approval of a Minor Subdivision of 8060 Groveland Road, with conditions. <br /> <br /> Ayes – 6 Nays – 0 Motion carried. <br /> <br />The applicant and his engineer provided copies of a concept plan for the townhouse development <br />to be reviewed.
