Integra Homes PUD Report <br />May 18, 2005 <br />Page 4 <br />MOUNDS VIEW PLANNING COMMISSION <br />RESOLUTION NO. 796-05 <br /> <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br /> <br />RESOLUTION RECOMMENDING DENIAL OF THE GENERAL CONCEPT <br />PLAN FOR THE RESIDENTIAL PLANNED UNIT DEVELOPMENT <br />PROPOSAL TO CONSTRUCT 21 TOWNHOUSE UNITS AT 2925 AND <br />2901 COUNTY ROAD 10 AND THE REAR YARD OF 8060 GROVELAND <br />ROAD; PLANNING CASE PD05-001 <br /> <br />WHEREAS, the applicant, Integra Homes, has applied for a Planned Unit <br />Development (PUD) and has requested approval of the PUD general concept plan to <br />construct 21 townhouse units at 2925 and 2901 County Road 10 and the rear yard of <br />8060 Groveland Road. The properties are legally described as: <br /> <br />Lot 8, Block 3, Sherwood Estates <br /> <br />Subject To Highway; The Following; Part Of Lot 32 Description Beginning On Easterly <br />Lot 32 100 Feet South Of Northwest Corner Lot 50 Thence South On Said Line To <br />Northeast Line Of Highway Thence Northwest On Highway 32 Feet Thence Northeast To <br />Beginning Also, Except Northwesterly Triangular Part Measured 7 Feet On Northerly & <br />100 Feet On Easterly Line Said Triangle; All Of Lot 50 <br /> <br />South 135 Feet of Lot 47, Auditor’s Subdivision No. 89 <br /> <br />WHEREAS, 2925 County Road 10 and 8060 Groveland Road are currently <br />zoned R-1, Single Family Residential and 2901 County Road 10 is zoned B-3, Highway <br />Business; and, <br /> <br />WHEREAS, the Planning Commission has reviewed the following documents <br />regarding this proposal: <br /> <br />1. Application <br />2. Letter from Applicant <br />3. Zoning Map <br />4. Location Map <br />5. Proposed Site Plan <br />6. Staff Report <br /> <br />WHEREAS, a public hearing notice was published in the official City newspaper <br />on April 20, 2005, and notices mailed to property owners within 350 feet of the subject <br />properties; and, <br /> <br />WHEREAS, the Planning Commission held a public hearing regarding this <br />request on Wednesday, May 4, 2005; and,
